A3Analyzer Privacy Policy

A3Analyzer is a real estate investment analysis application operated by A3 Properties and Investments, LLC (“A3”, “we”, “us”, or “our”) at a3analyzer.com (the “Service”). This Privacy Policy explains what information we collect when you use the Service, how we use and share it, and the choices you have.
By creating an account or using the Service you agree to this Privacy Policy. If you do not agree, please do not use the Service.
1. Information we collect
Account information. When you sign up we collect your email address and a password. Your password is stored only in hashed form by our authentication provider; we never see or store it in plain text. We may also record when your account was created, when you last logged in, and whether your email address has been confirmed.
Analysis content you enter. The Service exists to analyze properties, so it stores what you put into it: property addresses, property details (beds, baths, square footage, year built, lot size, condition and quality grades, and similar), comparable-sale selections and edits, adjustment rates and presets, purchase, rehab, financing, and cost assumptions, deal notes, pipeline status, and any reports you generate. We refer to this as “Analysis Data.”
Feedback. If you send us feedback, bug reports, or support requests, we keep the message and any screenshots or files you attach.
Technical and usage information. Like most web services, our hosting provider automatically records basic request information such as your IP address, browser type, device type, operating system, the pages you request, and timestamps. We may also record application events (for example, that a comp search or save occurred, and whether it succeeded) to diagnose errors and keep the Service running.
Information we do not collect. We do not collect payment card information (the Service is not currently charging fees), government identification numbers, precise device location, or biometric data. We do not use advertising trackers or third-party analytics cookies.
2. How we use information
We use the information above to: create and secure your account and let you log in; provide the Service, including saving and syncing your Analysis Data across your devices; look up property and market data for the addresses you analyze; respond to your questions and feedback; monitor, debug, and improve the Service; understand how features are used so we can prioritize development; enforce our terms and protect against fraud, abuse, and security threats; and comply with law.
Aggregated and de-identified data. We may use Analysis Data in aggregated or de-identified form — for example, to calibrate default adjustment rates or test valuation logic — in a way that does not identify you or your account.
We do not sell your personal information, and we do not use it for third-party advertising.
3. How we share information
We share information only with the service providers we need to run the Service, and only for the purposes described here:
- Supabase — authentication and database hosting. Your account credentials and Analysis Data are stored in a Supabase-managed PostgreSQL database in the United States.
- Vercel — web hosting and content delivery. Vercel processes requests to a3analyzer.com and retains standard server logs.
- RentCast — property and market data. When you look up a subject property or search for comparable sales, the property address and search parameters are sent from our servers to RentCast’s API to retrieve property records and recent sales. Your account identity is not sent to RentCast.
- OpenStreetMap and unpkg.com — map display. When you open the Map tab, your browser loads map tiles from OpenStreetMap and the Leaflet mapping library from the unpkg.com content delivery network. Those services receive your IP address and the map area requested, as any website that shows a map would.
We may also disclose information if required by law, subpoena, or court order; to protect the rights, property, or safety of A3, our users, or others; or in connection with a merger, acquisition, financing, or sale of all or part of our business, in which case we will require the recipient to honor this Privacy Policy.
We do not share your Analysis Data with other users. If we later add group or team accounts, data you choose to share within your group will be visible to the members of that group, and we will update this Policy before launching that feature.
4. Cookies
We use only strictly necessary cookies: authentication cookies set by our sign-in provider that keep you logged in and protect your session. These cookies do not track you across other websites. You can delete them at any time through your browser settings, which will log you out. We do not use advertising cookies, and we do not currently respond to browser “Do Not Track” signals because we do not track users across sites.
The Service may also use your browser’s local storage to remember interface preferences such as collapsed sections; this information stays on your device.
5. Data retention
We keep your account information and Analysis Data for as long as your account is active so that your saved properties and deals remain available to you. If you delete your account, or ask us to, we delete your account information and Analysis Data within 30 days, except that we may retain (a) copies in routine backups for up to 90 days, (b) aggregated or de-identified data, and (c) information we must keep to comply with law, resolve disputes, or enforce our agreements. Server logs are retained for a limited period set by our hosting provider and then deleted.
6. Security
We take reasonable measures to protect your information, including encryption in transit (HTTPS), hashed password storage, row-level security so that each account can access only its own data, and server-side handling of third-party API keys. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security. Please use a strong, unique password and contact us immediately at rich@a3-properties.com if you believe your account has been compromised.
7. Your choices and rights
Access and correction. You can view and edit most of your Analysis Data directly in the Service. You can change your password from the login page using the password-reset link.
Deletion. You may request deletion of your account and data at any time by emailing rich@a3-properties.com from the address on your account. We will confirm the request and complete deletion as described in Section 5.
Export. On request we will provide a copy of your Analysis Data in a commonly used machine-readable format (such as JSON).
Marketing. We do not currently send marketing email. If we begin to, every message will include an unsubscribe link. We will still send service messages such as email confirmation, password reset, and important notices about the Service.
California residents. California law gives residents the right to know what personal information a business collects, uses, and discloses, the right to request deletion, the right to correct inaccurate information, the right to opt out of the sale or sharing of personal information (we do not sell or share personal information for cross-context behavioral advertising), and the right not to be discriminated against for exercising these rights. To exercise any of these rights, email rich@a3-properties.com. We will verify your request by confirming that it comes from the email address associated with your account, and we will respond within the time required by law. You may designate an authorized agent to make a request on your behalf; we may ask for proof of that authorization.
Other jurisdictions. If you are located outside the United States, note that the Service is hosted in the United States and your information will be processed there. Where local law gives you additional rights, you may exercise them by contacting us at the address below.
8. Children
The Service is intended for adults engaged in real estate investment. It is not directed to children under 18, and we do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us with personal information, please contact us and we will delete it.
9. Third-party data and links
Property and market data displayed in the Service comes from third-party sources and public records. It may include information about properties and past sales, which is not personal information about you. Links from the Service to listing sites or other third-party websites are governed by those sites’ own privacy policies, which we encourage you to read.
10. Beta program participants
If you use the Service under a Beta Program Agreement, that agreement governs confidentiality and your feedback obligations. This Privacy Policy governs how we handle your personal information. Feedback you provide during the beta may be used as described in your Beta Program Agreement; we will not publish feedback in a way that identifies you without your permission.
11. Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will change the effective date at the top and, for material changes, notify you by email or by a notice in the Service before the change takes effect. Your continued use of the Service after the effective date means you accept the updated Policy.
